The judges say..."From a very early stage, the PCSA (Pre-Construction Service Agreement) enabled the project team to work collaboratively to develop innovative solutions and maximise potential revenue for the client."


The team delivered this high-quality and highly sustainable redevelopment with bespoke façade cladding, on a tight, logistically challenging site, with zero injuries. 25 Wilton is a refurbishment that performs both commercially and functionally in the same way as a prime commercial new build. It incorporates high-quality rental apartments into a building previously used exclusively for commercial purposes, resulting in social and environmental benefits. In short, the development has the feel of a high quality new-build. It competes for rental values with the best of the recent new developments in Victoria but was delivered for £38m compared with a reinstatement valuation of £58.4m for the same result as a new build.

25 Wilton is thoroughly modern in its approach to its mix of uses. Getting left behind in an area of major regeneration, a tired and under performing building has been refurbished rather than rebuilt and transformed into an investment that will maintain its value to the client over the long term.

“In this category, we look for outstanding projects that demonstrate the highest levels of technical achievement, innovation and application of best practice.” explains Kevin Payne, Residential Projects Director, Unibail-Rodamco-Westfield; head judge and sponsor of the Project of the Year Awards.  “A PCSA (Pre-Construction Service Agreement) was a key enabler for 25 Wilton empowering the project team to work collaboratively to develop innovative solutions and maximise potential revenue for the client.”

Kier will now go onto the final Constructing Excellence National Awards, held on the 16th of November, competing with category winners from other regions around the UK - we wish them and all our other winners in London and the South East the best of luck!
