Modern Methods of Construction
Usually conducted off-site, this approach refers to a range of prefabrication techniques which can help both efficient construction and the environment through more efficient use of resources. It can halve construction times, and drastically decrease the amount of labour required to build a project. Approaches include:
- Volumetric construction
The building is created offsite in modules, which are assembled on site. - Panelised construction
Prefabricated panels are assembled on site. - Hybrid
Combining both the panelised and volumetric approaches, it can also be called semi-volumetric. Often areas such as kitchens and bathrooms, which are highly-serviced, are prefabricated as ‘pods', with panels used for the remainder of the dwelling. - Non-off-site MMC
MMC is often equated simply with offsite approaches, but it also encompasses technologies such as Thin Joint Blocks, where innovation enables faster, more efficient construction.
