11 Belgrave Road - A Multi-Award-Winning Net-Zero Redevelopment

We are delighted to welcome a team from Eric Parry Architects, Max Fordham and Heyne Tillett Steel to provide an overview of the cutting-edge redevelopment of a late 1950s office building to meet the highest contemporary standards for sustainable and operational performance.

Headline performance achievements for the redevelopment include achieving the UK’s first NABERS DFP score of 5.5 star, BREEAM Outstanding, WELL Platinum, Wiredscore Platinum and Smartscore Platinum.

11 Belgrave Road, Victoria, places a key focus on wellbeing, sustainability and user-centric design. Located less than a ten-minute walk from Victoria train station, the new office space serves the flourishing business community in the City of Westminster.

The completed project increases the floor area on site by 31% of the previous building and features enhanced community assets, with a publicly accessible café, gymnasium and co-working spaces for both commercial and community hire.

 The project retained and repurposed an ambitious 35% of total built fabric already on site – including a large section of the concrete structure and foundations. This substantially reduces the lifetime embodied carbon emissions of the project, which has been designed to exceed the RIBA 2030 Climate Challenge embodied carbon target by 38%

Lewis Benmore
Associate, Eric Parry Architects

Since graduating from the University of Dundee with a distinction, Lewis has worked on a wide variety of projects from concept to construction. In addition to 11 Belgrave Road this includes residential apartments at Chelsea Barracks, a mixed-use development for the Portman Estate in Mayfair, and a landscape-led masterplan for a new mental health hospital and university college at Warneford Park in Oxford.

Dean Irvine
Partner, Max Fordham

With a master’s degree in engineering science from the University of Oxford, Dean has worked on a wide variety of building types from Oxbridge colleges and cultural buildings to retail spaces and new-build sports centres. As well as 11 Belgrave Road, he is currently working on an ambitious office redevelopment targeting NABERS in Dering Street, Mayfair, and a major sustainable office retrofit for Global Holdings Group.

Tom Watson
Director, Heyne Tillett Steel

Tom has over 12 years’ experience in structural engineering and leads a team working on a large variety of projects and sectors. He enjoys the technical aspects of the job and takes great pleasure in finding the optimum detail that is both elegant and practical. He has recently gained more experience in designing with engineered timber for various commercial projects, including 11 Belgrave Road.
